How to Change the Property Owner
What "Changing the Owner" Means
In Holidu, the owner refers to the account holder (host) associated with your property. Changing the owner means transferring your property from one host account to another. This ensures that payments, invoices, and management responsibilities are correctly assigned to the new account holder. The process requires a formal agreement and involves specific contractual obligations for the new host.
Rules and Conditions
Before requesting a property owner change, it's important to understand the key requirements and limitations:
- One property at a time: You can only transfer one property per request. Bulk transfers are not available.
- Independent contract: The new account holder must sign their own separate contract with Holidu, independent from any previous agreements.
- Invoiced bookings cannot be migrated: Any bookings that have already been invoiced remain with the previous account holder. Only bookings that have been confirmed but not yet invoiced can be transferred to the new account holder.
- Onboarding fee: If the onboarding fee has already been charged to the previous account holder, it will not be charged again. If it hasn't been charged yet, it will be deducted from the new account holder's first payout after their first booking.
Impact on Payments and Invoicing
Understanding how the ownership change affects your payments and invoices is crucial for smooth financial management:
- Previous account holder: Receives all payouts and invoices for bookings confirmed before the migration date.
- New account holder: Receives all payouts and invoices for bookings confirmed after the migration date.
- Booking migration: Bookings confirmed before the transfer but not yet invoiced can be migrated to the new account holder. This is not automatic and must be explicitly requested. Once migrated, the new account holder receives the associated payouts and invoices.
How to Request the Change
To transfer ownership of your property to a new host, please reach out to us using the Holidu Assistant. Our support team will guide you through the process and ensure all necessary steps are completed correctly. When contacting us, have the new account holder's information ready, including their Holidu account details and any relevant contract documentation.
Important Considerations
Booking visibility: After the ownership change, bookings made before the migration may have limited visibility or may not appear in the new account. The new account holder does not automatically inherit booking data from the previous account holder.
Booking migration must be requested: There is no automated process for transferring existing bookings. If you want bookings made before the migration to be visible and manageable under the new account, you must explicitly request this from the Holidu team. Without this request, the new account holder will not have access to pre-migration bookings and cannot manage them.
Guest communication: Inform your guests about the account or ownership change to prevent confusion regarding check-in procedures, payments, or messaging.
