What "Changing the Owner" Means

In Holidu, the property owner refers to the account holder (host) responsible for the listing. Changing the owner means transferring a property from one host account to another. This ensures that payouts, invoices, and management responsibilities are correctly assigned to the new account holder. The transfer requires a formal process and a signed contract with the new host.

Rules and Conditions

  • One property at a time — bulk transfers are not available
  • The new account holder must sign an independent contract separate from the previous owner's contract
  • Bookings already invoiced and paid to the previous owner cannot be migrated
  • Bookings confirmed after the ownership change are invoiced and paid to the new owner
  • The onboarding fee is charged once per property — if already charged to the previous owner, it will not be charged again
  • If the onboarding fee has not been charged yet, it will be deducted from the new owner's first payout after their first booking

Impact on Payments and Invoicing

The ownership change affects how payments and invoices are distributed:

  • The previous account holder receives all payouts and invoices for bookings confirmed before the transfer date
  • The new account holder receives payouts and invoices for bookings confirmed after the transfer date
  • Bookings made before the transfer but not yet invoiced can be migrated to the new account holder upon request — this is not automatic
  • After the change, bookings created before the transfer may have limited visibility or may not appear in the new account without explicit migration

How to Request the Change

To transfer ownership of your property to a new host, please reach out to us using the Holidu Assistant. Our team will guide you through the process and handle the technical transfer. Be prepared to provide details about both the current and new account holders, and ensure the new owner has signed the required contract before initiating the transfer.

Important Considerations

  • Booking migration must be requested explicitly — there is no automatic process for transferring existing bookings to a new account
  • Without a migration request, the new account holder will not have access to bookings created before the ownership change
  • Inform guests about the ownership or account changes to avoid confusion regarding check-in, payments, or communications
  • Always verify account holder details before confirming the change for accurate records and legal purposes
