FAQ - Land Registration Number for Italian Properties (LRN)

To comply with new Italian tax regulations, Holidu requires all private hosts to provide their Land Registration Number (LRN) for properties where we handled tax payments in the previous fiscal year. This comprehensive guide answers your most frequently asked questions about the LRN requirement.

Why Does Holidu Need Your Land Registration Number?

To follow new tax regulations, Holidu must collect the Land Registration Number (LRN) from all private hosts for whom we handled tax payments in the previous fiscal year, and we will continue to require it for future years. This number is essential to issue the Certificazione Unica (CU), an official tax document required by Italian authorities. Providing your LRN helps us meet legal requirements smoothly and ensures your tax documentation is complete and accurate.

Who Needs to Add the Land Registration Number?

Every private host that has received at least one confirmed (and not cancelled) booking in the previous fiscal year and for whom Holidu acted as taxpayer must add their LRN.

Important note: Hosts who have discontinued their cooperation with Holidu but have still received at least one confirmed booking are also obliged to add the land references.

Where Can I Find My Land Registration Number?

Your Land Registration Number can be found in several official documents and sources. Here are the four main ways to locate it:

1. Property Deed

Check your deed of property (Atto di proprietà), which typically contains all land registration references.

2. Revenue Agency Website (Agenzia delle entrate)

You can access your cadastral data through the Revenue Agency's online services by logging in with SPID or CIE. Follow these steps:

  1. Access the online services of the Revenue Agency website with your SPID or CIE
  2. Select "consultazioni ipo-catastali" from the home page suggestion list
  3. Click on "Search" in the table corresponding to your name
  4. Click on "Search" under the Properties field
  5. You will now be able to see the cadastral data of all your properties, including the Land Registration Number

3. Visura Catastale Document

You can obtain the Visura Catastale (cadastral report) in the following ways:

  • At any provincial office - Land Registry
  • At a decentralised land registry office
  • Telemechanically, via the online services of the Revenue Agency website by following the process described above and selecting "Richiedi visura"

4. CIN Certificate

Many hosts have recently been issued a CIN (Codice Identificativo Nazionale) certificate. The Land Registration Number can be found on the second page of this certificate. Access the BDSR Database with your SPID or CIE and click "Scarica PDF protocollato" to download your certificate.

How Do I Add the Land Registration Number in the Holidu Host App?

Adding your LRN is straightforward. Follow these steps in the Holidu Host App:

  1. Log into your account and select the property for which you want to enter the LRN
  2. On the left side, under the "Configuration" section, scroll down and click on "General Information"
  3. Click "Edit" next to the "Property Information" section
  4. Enter the codes in the corresponding fields and click "Save"

Important reminders:

  • If you have multiple properties, you must complete this process for each one
  • For multi-unit properties, you need to enter the LRN for each unit separately under the "Unit information" option

When Do I Need to Fill In the Land Registration Number?

We need your Land Registration Number to prepare the Certificazione Unica (CU) statement by March 6, 2025. We kindly ask you to add it as soon as possible, preferably within the next few days to meet the February 23, 2025 target date. Submitting your information early ensures there are no delays in processing your tax documentation.

What Happens If I Don't Comply with the Deadline?

Without the Land Registration Number, the tax declaration for your property or properties that we submit to the Italian Tax Authority will be incomplete. Holidu cannot be held liable for any consequences this may have on you. It is essential to provide this information to ensure your tax compliance and avoid potential issues with Italian tax authorities.

I Already Gave You CIN, Why Do You Need LRN Too?

CIN and LRN serve different purposes and are both required:

  • CIN (Codice Identificativo Nazionale): A mandatory license number that all properties in Italy must have to legally rent short-term accommodations
  • LRN (Land Registration Number): A unique identification number assigned to every property in Italy, needed to issue the CU declaration (Certificazione unica) in compliance with tax law

Both pieces of information are legally required for your tax documentation.

I Already Added the LRN in the Holidu Host App a Few Weeks Ago. Why Are You Writing to Me Again?

If you're receiving a follow-up message, it likely means the format you previously entered was not valid or did not match the required format. Please insert it again, ensuring you follow the correct cadastral reference format for your property.

What If I Don't Have All 5 Numbers Required?

Every property registered in Italy must have three core cadastral references:

  • Codice Comune (Municipality Code) - Required
  • Foglio (Sheet) - Required
  • Particella (Parcel) - Required

However, some properties may not have values in these optional fields:

  • Sezione Urbana (Urban Section) - Optional
  • Subalterno (Subunit) - Optional

If your property does not have values for these optional fields, you can leave them blank. We kindly ask you to carefully check your official documents to ensure you provide the correct references.
